VA Minimum Property Requirements
Every home purchased with a VA loan must meet the VA's Minimum Property Requirements (MPRs). These are baseline standards — not high bars. The vast majority of homes in our market meet them. Here's what the VA appraiser checks:
Safe & sanitary
Working plumbing, electrical, and heating systems that are appropriate for the local climate.
Structurally sound
Foundation, roof, and walls must be free of significant defects that compromise safety or habitability.
Accessible
The property must have safe access to and from the street with no encroachments blocking ingress or egress.
Lead-paint safe
Homes built before 1978 must have no peeling or chipping lead-based paint — or it must be properly remediated.
Functional space
Adequate space for living, sleeping, and sanitation — and a working kitchen with basic appliances or connections.
Pest-free
No evidence of active wood-destroying insect infestation. VA loans in most Mid-Atlantic states require a pest inspection.
Property types to watch
Condos require VA project approval (check the VA condo list). Manufactured homes have additional VA requirements. Homes with non-permitted additions or active pest damage are higher-risk. Your VA-experienced Mable agent will flag these before you make an offer.
