Terms of Service

1. Acceptance of terms

By accessing or using the Mable platform — including our website, mobile applications, and related services (collectively, the “Services”) — you agree to be bound by these Terms of Service (“Terms”) and our Privacy Policy. If you do not agree, do not use the Services. These Terms apply to all visitors, registered users, and others who access the Services.

2. About Mable

Mable Loans, LLC is a licensed real estate brokerage and mortgage platform operating in Virginia, Maryland, and the District of Columbia. Mable is licensed to provide real estate services in accordance with applicable state laws. Mortgage services are provided through licensed loan originators (NMLS #XXXXXXX). Real estate brokerage services are provided through Mable Realty LLC (Virginia License #XXXXXXX).

3. Eligibility

You must be at least 18 years of age to use the Services. By using the Services, you represent that you are of legal age and have the legal capacity to enter into a binding agreement. The Services are intended for use by individuals seeking to buy, sell, or finance residential real estate in the United States.

4. User accounts

When you create an account, you agree to provide accurate, current, and complete information. You are responsible for maintaining the confidentiality of your login credentials and for all activity that occurs under your account. You agree to notify us immediately of any unauthorized use of your account.

We reserve the right to suspend or terminate accounts that violate these Terms or that are used for fraudulent or unauthorized purposes.

5. MLS and listing data

Listing data displayed on the Mable platform is sourced from the BRIGHT MLS and is provided for informational purposes only. While we strive to keep listing information accurate and current, we make no representations or warranties regarding the completeness, accuracy, or timeliness of listing data.

Listing data is the property of the respective MLS and participating brokerages. You may use listing information solely for personal, non-commercial purposes related to your real estate search. Scraping, copying, or redistribution of listing data is strictly prohibited.

6. Mortgage and financial information

Mortgage rates, payment estimates, and pre-approval information displayed on the platform are estimates only and are subject to change without notice. Estimated monthly payments do not include property taxes, homeowner's insurance, HOA fees, or private mortgage insurance, which may significantly affect actual payment amounts.

Pre-approval is not a commitment to lend. Final loan approval is subject to full underwriting review, including verification of income, assets, employment, and property appraisal. All lending is subject to credit approval.

7. Prohibited conduct

You agree not to:

• Use the Services for any unlawful purpose or in violation of any applicable laws or regulations
• Scrape, harvest, or otherwise collect data from the platform using automated means
• Attempt to gain unauthorized access to any portion of the Services or related systems
• Submit false or misleading information in connection with a mortgage application
• Interfere with or disrupt the integrity or performance of the Services
• Impersonate any person or entity or falsely represent your affiliation with any person or entity
• Use the Services to transmit spam, unsolicited communications, or malicious code

8. Intellectual property

The Mable name, logo, platform design, and all content created by Mable are the intellectual property of Mable Loans, LLC. Nothing in these Terms grants you a right or license to use any trademark, logo, or proprietary content without our express written permission.

9. Disclaimer of warranties

THE SERVICES ARE PROVIDED “AS IS” AND “AS AVAILABLE” WITHOUT WARRANTY OF ANY KIND, EXPRESS OR IMPLIED. MABLE DISCLAIMS ALL WARRANTIES, INCLUDING BUT NOT LIMITED TO WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT. WE DO NOT WARRANT THAT THE SERVICES WILL BE UNINTERRUPTED, ERROR-FREE, OR FREE OF VIRUSES OR OTHER HARMFUL COMPONENTS.

10. Limitation of liability

TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, MABLE SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, INCLUDING BUT NOT LIMITED TO LOSS OF PROFITS, DATA, OR GOODWILL, ARISING FROM OR RELATED TO YOUR USE OF THE SERVICES, EVEN IF MABLE HAS BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES. MABLE'S TOTAL LIABILITY TO YOU FOR ANY CLAIM ARISING FROM THESE TERMS SHALL NOT EXCEED $100 OR THE AMOUNT YOU PAID TO MABLE IN THE PAST 12 MONTHS, WHICHEVER IS GREATER.

11. Governing law and disputes

These Terms are governed by the laws of the Commonwealth of Virginia, without regard to its conflict of law provisions. Any dispute arising from or relating to these Terms or the Services shall be resolved through binding arbitration in Fairfax County, Virginia, in accordance with the rules of the American Arbitration Association, except that either party may seek injunctive relief in a court of competent jurisdiction.

12. Changes to terms

We reserve the right to modify these Terms at any time. We will provide notice of material changes by posting the updated Terms on this page and updating the “Last updated” date. Your continued use of the Services after any changes constitutes acceptance of the new Terms.
